Owner's Rep/Project Management

Base Building

  • Site evaluation and due diligence review
  • Develop preliminary schedule and budget
  • Recommend appropriate outside consultants
  • Oversee site plan approval phase including:
    •  Define "as of right" planning board approvals
    •  Identify any required variances
    •  Identify any offsite improvements and developer fees
    •  Manage the procurement of all agency approvals on behalf of the client
    •  Coordinate design and preconstruction phase
    •  Assist client in hiring construction manager
    •  Administer payment procedures for consultants' requisitions
    •  Advise client and provide continuous value engineering throughout bid and construction phase
    •  Represent our client, as necessary on any disputes or claims made by our consultants/construction manager during the design and construction process
    •  Continue to chair weekly project team meetings and attend site meetings as required
    •  Provide monthly progress reports with an executive summary outlining the project status, including budget and schedule information
    •  Represent owner in all perspective tenant communications
    •  Post construction and closeout

Tenant Services

  • Assist leasing team in the development of a building TI letter and building standards
  • Assist the team's marketing efforts with marketing documentation, preliminary tenant planning and TI budgeting
  • Coordination of design and construction services required for any building common area for capital improvements
  • Provide project and construction managment services for tenant construction implementation
