The Walsh Company Represents Budd Larner On Their Office Renovation

The Walsh Company will represent Budd Larner on the interior renovation of their existing office space located at 150 JFK Parkway. Short Hills, New Jersey. Budd Larner is a law firm of approximately 80 attorneys with offices in Short Hills, NJ; Cherry Hill, NJ; New York, NY; and Philadelphia, PA. The firm provides a full range of legal services to a diverse group of clients, both domestic and foreign. Mack Cali is both the building owner and architect and will perform the construction of the 45,000 SF space.

Walsh worked with Budd Larner's real estate broker, Cornerstone Real Estate Group, assisting in the tenant's lease renewal negotiation by providing space analysis programming and project budgeting in order to better assess Budd Larner's options. It was determined through the programming that they would not require the amount of space they were currently occupying. After assessing the opportunities in the marketplace, it was decided that the most economical option was to give back some of their space and utilize the TI dollars available from the lease renewal for the renovation. Since Budd Larner is currently occupying the space, the work will be done in four phases and is scheduled to be completed in March 2010. Walsh will oversee all landlord pricing and implementation to ensure the owner is giving the tenant fair market value and coordinate all the IT and furniture requirements.
